The construction industry, and general contractors in particular, are continuing to face challenging times. The best way for me to describe it is: “Our cheese has moved!” (from the book Who Moved My Cheese? by Dr. Spencer Johnson).
What do I mean by this? In 2006, private sector projects (office, retail, healthcare, industrial/warehouse, etc.) accounted for 65% of Shelco’s annual volume. In 2010, those same areas made up only 16%. On the flip side, public bid work has increased from 15% to more than 70% of Shelco’s annual volume during the same period. This shift demonstrates our ability to adapt, and to be successful in a bid market.
Regardless of the type of construction you need, bid or negotiated, you can expect the same high level of service from Shelco. It’s the service synonymous with our name, always provided at a competitive price.

Shelco had the opportunity to renovate a stand-alone building originally built in the 1950s, radically changing 32,000 SF of interior space while keeping many of the original details and features intact. The project for the Michael A. DeMayo Law Offices in Charlotte began with demolition of the existing interior. Together with the design team of Adams Group Architects, Shelco next installed high-end finishes, including marble flooring, marble wall panels, exterior slate flooring, wood trim and wall covering. We were able to repair and retain features from the original design, including a monumental circular staircase.
For upgrading, Shelco added three new RTU’s to the building to completely update the HVAC system. A smoke evacuation system was installed to bring the three-story atrium up to current code requirements. Additional features include a new elevator, insulated windows throughout the building and a new security system. A high-end audio/video system with teleconferencing capabilities was installed in four of the main conference rooms. Shelco also added a portico addition for a client entrance, and completed major parking lot and landscaping additions.

Cape Fear Community College continues to expand, with Shelco providing the building expertise. Along with architect LS3P Associates, we are in the process of constructing a six-story, 250,000 SF steel-frame classroom and administration building in the Union Station Building, in the heart of downtown Wilmington.
For this extensive $38 million project, which includes partial sub-grade-level parking, Shelco will use auger cast piles and pile caps for the building foundations. Exterior walls will be masonry veneer on metal studs and architectural precast concrete. The interior spaces include administrative offices, classrooms, science labs, nursing labs, a nursing simulation lab, a surgical technology suite, a multipurpose room and a 300-seat tiered lecture hall. The roof of the building will be low-slope PVC with a partial roof terrace. Site work for the project includes surface parking, landscaping, paver hardscape, site lighting, a rainwater collection system and utilities. The HVAC system utilizes a four-pipe hot/chilled water system with VAV air handlers, a water-cooled chiller and gas-fired boilers. For this building, Shelco will pursue LEED Certification under LEED v3.

After a very competitive bid among eight contractors, Shelco was awarded the $7.85 million, 110,000 SF renovation and addition to the existing terminal buildings at the Asheville Regional Airport.
The project, which needed to adhere to FAA and TSA regulations, required a strong team effort between Shelco, our architect partner RS&H, the owner and airport security. The complex scope of work included the relocation of the existing TSA area checkpoint to a temporary structure, a construction site with high-security areas, redirection of air traffic flow across the tarmac, and demolition of existing airport structures. We are pleased to report that through the entire construction project, the airport remained occupied and operational.

One of the nation’s most acclaimed restaurants turned to Shelco with a challenge that really put the heat on. We and our subcontractors were asked to fully renovate the kitchen of Heron’s, situated deep within The Umstead Hotel, without disrupting the 24/7 operations of this elegant five-diamond hotel in Cary.
How did we do it? Very carefully. Heron’s, named one of America’s Best Restaurants by Gourmet Magazine, required a new kitchen space that would improve efficiency. Custom-made stainless steel equipment was designed and fabricated by the same contractor who has outfitted some of the AAA five-diamond Wynn Resort’s kitchens. Shelco, along with Cherry Huffman Architects, completed the project by working closely with The Umstead’s management to ensure a seamless renovation. Among the many highlights of the project, restaurant patrons can now watch the preparation of food through a new glass viewing window. This major renovation has allowed Executive Chef Scott Crawford and The Umstead Hotel to take the next step in transforming the four-diamond Heron’s into a five-diamond restaurant.

Shelco was proud to be selected once again by industry leader Crosland to handle mixed-use development in the scenic city of Asheville. It was even more meaningful to us that for Biltmore Park Town Square, Crosland teamed with Biltmore Farms, another Shelco client.
As on past projects, Shelco was brought on board early in the planning stages to ensure that the site and buildings were designed as economically as possible while maintaining the high standards set by our previous work with Crosland and Biltmore Farms. The greatest challenge we faced on the project was the terrain of the mountainous site ($25 million site package). Our team evaluated several retaining wall systems before recommending the final design utilizing 125,000 SF of walls to make this site ready for development.

Envisioning a green and creative environment for its software design center, Deutsche Bank turned to Shelco and architect Gensler for a customized solution. This project in Raleigh involved the demolition and complete rebuild of 25,000 SF of existing office space over a compressed nine-week time frame. Appropriate for a forward-thinking company, the facility was designed for LEED Silver and is tracking even higher at LEED Gold.
High-level finishes were designed for a modern, progressive office space with an open floor plan, a full data and audio-visual infrastructure, a game room and stimulating visual elements. Nine conference rooms, constructed of clear glass panels nine feet high, blend seamlessly into the environment.

Shelco entered a new world with a groundbreaking biotech project at the Wake Forest Institute for Regenerative Medicine in Winston-Salem. We worked with architect Specialty Operations Solutions to complete an upfit for a research laboratory that is the first of its kind in the biotech field.
The laboratory, consisting of 4,200 SF of ISO 7 & 8 clean rooms and 1,600 SF of common space, will become part of the Armed Forces Institute for Regenerative Medicine under the auspices of Wake Forest University Health Sciences.It is led by Dr. Anthony Atala, and this innovative facility will support clinical trials focused on using a patient’s own cells to grow new tissue and organs such as skin, kidneys and bladders.

David Pope, Mike Rhoades and Terry Dickerson, whose combined construction careers span more than 50 years, served as the team leaders on the GSA Data Center, an extremely sensitive mission-critical project out of the Raleigh office.
Our team faced many challenges every step of the way, including handling the integration of a commissioning agent midway into the project, adding an extra $700,000 of mechanical work for additional redundancy, and coordinating the blast rating with the exterior precast panels – all of which had to be accomplished without impacting the schedule.
Shelco appreciates David, Mike and Terry’s hard work and dedication. Their teamwork was instrumental to the success of this project.
